We were appointed by a Local Authority client as landscape architects for this 0.92 ha brownfield and greenfield development site. Our scope included the preparation of a landscape architect’s package to support a detailed planning submission. Initially, our landscape architect prepared a sketch landscape design for client and design team approval. We then developed the design into a Landscape Design Statement. This document illustrated the design process, from site analysis through to the developed landscape design.

The existing site is predominantly flat. It comprises a youth centre, tarmac car parking, mature trees and areas of scrubby vegetation. Importantly, the landscape architect identified the perimeter trees and hedgerows as key landscape features. We therefore retained these features to create an attractive site boundary. They also provide visual screening from the completion of the development.

The architectural proposals comprise three buildings. Together, they provide 170 residential units and a community centre. To the north, a NAIL building provides specialist accommodation. A residential block occupies the centre of the site. Meanwhile, the southern building accommodates Temporary Accommodation and a community centre.

Access to the development is provided from London Road along the western boundary. Our landscape architect designed two new roads to adoptable standards. These routes provide the required vehicular access throughout the development. In addition, traffic calming measures help create a safer and more pedestrian-friendly environment.

The landscape design for the NAIL unit responds directly to the needs of its end users. In particular, our landscape architect incorporated spaces for quiet activities and communal use. The design also provides opportunities for residents to socialise within a safe and attractive external environment.

The external spaces around the Temporary Accommodation and community centre have different functions. Therefore, we designed them as two distinct landscape areas. The Temporary Accommodation space includes under-five play, cycle storage and seating. By contrast, the community centre provides a flexible paved area with seating. This approach allows the space to accommodate a range of community activities.

The central residential building incorporates a podium landscape above the car park. Our landscape architect designed this shared amenity space for residents. The design includes under-five play alongside areas for relaxation and informal use. In addition, the landscape design integrates the ventilation requirements for the car parking below.

Overall, the masterplan incorporates four playgrounds. Two are located within the public realm, while two serve the buildings directly. The scheme provides three under-five play areas and one five-to-eleven years play area. The larger play area forms part of a linear park along the eastern site boundary.

Furthermore, the landscape architect incorporated the play requirements identified within the GLA’s Shaping Neighbourhoods: Play and Informal Recreation guidance. As a result, the scheme provides a coordinated approach to play, amenity and public realm design across the development.
